Our bank of dedicated and fully-insured contractors are all regularly vetted to ensure they are providing the best service and workmanship, whilst maintaining competitive pricing.

There are many practical and legal issues to consider and the list can seem endless. Our comprehensive service covers all aspects of property management including, but not limited to the following:

  • Minor and major redecoration works and overseeing refurbishments
  • Bespoke interior design and furnishing services
  • Arranging payments of outgoings such as ground rent and service charge
  • Provision of a 24 hour emergency helpline
  • Advising on deductions from the deposit and managing the check-out procedure
  • Electrical installations and maintenance
  • Gas installations and maintenance
  • Ensuring compliance with all safety regulations i.e. Gas Safety Certificates, Portable Appliance Testing / Electrical Safety Regulations, Fire and Furnishing Regulations

  • Ensuring landlords are compliant with the regulations concerning Assured Shorthold Tenancies and the Tenancy Deposit Scheme

FEES 

Full Management Commission: 16% + VAT (19.2% inc VAT) of rent due (subject to a Minimum Fee of £1,750.00 + VAT). Same fees apply on the 2nd and 3rd year.

Let Only Commission: 10% + VAT (12% inc VAT) of rent due (subject to a Minimum Fee of £1,250.00 + VAT). Same fees apply on the 2nd and 3rd year.

 

ADDITIONAL CHARGES 

Administration fee (incl referencing and Tenancy Agreement): 200.00 + VAT (£240.00 inc VAT)

Renewal administration fee: £166.67 + VAT (£200.00 inc VAT)

Deposit registration fee: £50.00 + VAT (£60.00 inc VAT)

Licence applications: £600 + VAT (£720 inc VAT)

We have a strong reputation for really knowing London and for providing an unrivalled Letting and Management Service to all of our clients. This means our clients come to us for investment advice as well as us letting and managing their property. We have access to a large database of the best private and corporate tenants. We know the market conditions to ensure our landlords get the maximum in rent with minimum void periods. Our Lettings consultants will fully explain exactly what tenants want and how to maximise a landlord’s investment income. We can assist with all aspects including furnishing by one of our recommended interior design specialists who have been tried and tested over the years.

We are accredited members of The Property Ombudsmen scheme which means we follow a Code of Practice and Rules of Conduct. Renting from an accredited agent means you have a route to redress anything that might go wrong.

Our team will work with you on the all-important appearance of your property which will have the biggest impact on the rental value, time to rent, occupancy level, and final yield achieved. We will also advise you on all aspects of renting your property from landlord’s insurance requirements through to costs that may be offset against taxation.
